How to use it

  1. Enter property value, gross rental income, vacancy rate, operating expenses, down payment, and annual debt service using real quotes where possible. Operating expenses should include taxes, insurance, maintenance, management, and repairs, but not principal paydown.
  2. Read NOI, cap rate, gross rent multiplier, and cash-on-cash return separately. Cap rate is NOI divided by property value, while cash-on-cash adds the reality of financing.
  3. A cap rate below about 5% can be thin unless the property is unusually low-risk or appreciation is the main thesis. If the cap rate is near or below your borrowing rate, the deal has little room for error.

What is a good cap rate for rental properties?

Most residential investment properties fall between 4% and 10%. Higher cap rates suggest higher returns but often come with more risk. Class-A urban properties are typically 4–6%, while Class-C or rural properties can be 8–12%.

What is the difference between cap rate and cash-on-cash return?

Cap rate measures property-level return (NOI ÷ property value) regardless of financing. Cash-on-cash return measures your actual cash invested (annual cash flow ÷ down payment), which reflects the leverage effect of a mortgage.

What should I include in operating expenses?

Property taxes, insurance, maintenance/repairs, property management fees, landscaping, utilities paid by owner, and reserves for capital expenditures. Do NOT include mortgage payments — that is debt service, not an operating expense.
